Know all men by these presents that I John Peirce Jun^r
of Gardner in the County of Worcester & Commonwealth of Mas-
sachusetts Yeoman in consideration of eight hundred dollars
paid me by Nathan Gates of said Gardner Yeoman the receipt
whereof I do hereby acknowledge do hereby give grant sell & convey
unto the said Nathan his heirs and assigns a certain tract of land
situate in Gardner being a part of the farm on which I
now live being all that part of said farm which lies Northeasterly
of the County road leading from Winchendon to Westminster being
about forty acres more or less with the buildings thereon stand-
ing and is bounded Southwesterly on said County road South-
easterly on land of Vinal S. Dunn Northeasterly on three fourth
division lots Northwesterly on land of Josiah Wheeler. Also the
right to improving my barn which stands on another
part of the farm on which I live for three years where it
now stands and after that time to remove it as his property.
To have and to hold the same with all the privileges & appur-
tenances thereto belonging to said Nathan his heirs and assigns to his
and their use and behoof forever and I do covenant with the said
Nathan his heirs and assigns that I am lawfully seized in fee of
the premises that they are free of all incumbrances and that I will
warrant and defend the same to the said Nathan his heirs and
assigns forever against the lawful claims and demands of all
persons. In witness whereof I have hereunto set my hand and seal
this thirteenth day of November one thousand eight hundred &
twelve and I Lucy wife of said John in consideration of one
Dollar paid me by said Nathan do hereby release my right
of Dower in the premises witness my hand and seal the day and
year aforesaid.

In this deed, Nathan Gates, yeoman of Gardner, bought a tract of land in the eastern part of Gardner from John Peirce Jr. of Gardner for 800 dollars.
Nathan Gates (1767-1830), who married Abigail Knowlton (1774-1855) in 1790, is my 4th great-grandfather. I am descended from their daughter, Abigail Gates (1797-1867) who married Benjamin Seaver (1791-1825) in 1817.
