Amanuensis Monday -- 1764 Deed of Simon Gates from Amos Gates in Middlesex County, Massachusetts

This week's document for Amanuensis Monday is a 1765 deed of  Simon Gates, husbandman of Stow, buying land in Stow, Massachusetts from Amos Gates, yeoman of Stow, in the Middlesex County, Massachusetts Land Records:

To all People to whom these Presents shall come Greeting.  Know ye that I Amos Gates of

Stow in the County of Middlesex in his Majesty's Province of the Massachusetts Bay in New England
yeoman for and in consideration of the sum of forty Pounds lawful Money to me in Hand well and
truly paid by Simon Gates of the Town County and Province abovesaid Husbandman the Receipt
whereof I the said Amos Gates Have given granted sold conveyed and confirmed unto him the
said Amos Gates his heirs and Assigns forever A certain Tract or Parcel of Land in Stow abovesaid
containing by Estimation twenty Acres be the same more or less And is situate Northwesterly of my Dwel-
ling House And is bounded Southerly on my own land Westerly on land of Thomas Wetherbee & Norther-
ly on Land of said Wetherbee and Land of Bayley's and Easterly on Land of John Gates and Simon
Gates and begins at a heap of stones at the Farm Line ^a little^ Northwesterly of my house and runs Wes-
terly about thirty Rods to a Stump and Stones a corner of Jacob Gates Land and a corner of
Thomas Wetherbee's Land then it runs Northerly angling on said Wetherbee's Land to the Corner
then Easterly on Wetherbee's and Bayley's Land until it comes in the two Rods of John Gates's
Field then running Northerly between said Bayley's Land and ^said^ Gates's land two Rods six chs
by Lancaster Highway then runs Southerly on said Gates's Land to a pine Stump then to a Heap
of stones the corner of John Gates and Simon Gates's Land which they bought of Joseph Brown
from thence to where it first began.  To have and to hold the above bargained and demised Premises
with all the Privileges and Appurtenances to the same belonging or in any wise to him the said
Simon Gates his Heirs and Assigns forever to his and their own and only Use Benefit and Behoof
forever And I the said Amos Gates both for my self and my Executors and Administrators do co-
venant and engage to and with the said Simon Gates his Heirs and Assigns that before the
ensealing hereof I am the true sole and lawful owner of the above demised Premises and have in
my self full Power and lawful Authority to dispose of the same as abovesaid and that said
Simon Gates and his Heirs and Assigns shall and may from Time to Time and at all Times
forever hereafter enter upon possess and enjoy the same free and clear and freely and clearly
exonerated and discharged of from all and all Manner of Incumbrances of what ???? or
????? forever.  Furthermore ^I^ the said Amos Gates both for my self and Heirs Executors and
Administrators do promise and engage to defend the said Simon Gates and his heirs and Assigns
in the peaceable Possession of the abovesd demised Premises from the lawful Claims or Demands
of any Person or Persons ^whatsoever.^  Only reserving for my self and my Heirs and Assigns Liberty

to pass and repass from my Dwelling House across the above demised Premises to Lancaster Highway
where the Road is now trod.  The said Simon ^Gates^ is to keep convenient Gates or Bars wherever he shall ?????
across said trod Road.  And I Deborah Gates the Wife of the said Amos Gates yield up all my Right of
Dowry and Power of Thirds to him the said Simon Gates and his Heirs and Assigns forever.  And for the
true Performance of all that is above written We have hereunto set our hands and Seals this eighteenth Day of
December Anno Domini one thousand seven hundred and sixty four And in the fifth year of his Majestie's
Reign George the Third by the Grace of god ^King^ of Great Britain France and Ireland Defender of the Faith &c.
Amos Gates and Seal Deborah Gates her Mark M and Seal.  Signed Sealed and delivered in the Presence of us
John Gates William Powers.  Middlesex ss January the 30^th 1765.  Then the withinnamed Amos and De-
borah Gates both Personally appearing acknowledged the foregoing Testament to be their free Act and Deed

This 1764 deed of Amos Gates of Stow, with his wife Deborah Gates, sells 20 acres of land in Stow to Simon Gates.  Deborah (Thayer) Gates (1732-1822) is the second wife of Amos Gates (1706-1783).  The land may have been granted to Deborah when her first husband, John Rockwood,  died in 1852.   This Simon Gates is certainly the son of Amos Gates and his first wife Mary (Hubbard) Gates, who are my 6th great-grandparents.  


Simon Gates (1739-1803), son of Amos and Mary (Hubbard) Gates, who married Susanna Reed (1745-1833) in 1766, is my 5th great-grandfather.  I am descended from their son, Nathan Gates (1767-1830) who married Abigail Knowlton (1774-1855) in 1790.
