Know all Men by these Presents That I Jacob
Batchelor of Townsend in the County of Middlesex and
Commonwealth of Massachusetts Yeoman in considera-
tion of twenty nine dollars to me in hand paid by Zach-
ariah Hildreth of the same town County and Common-
wealth aboves^d Gent^n The receipt whereof I do hereby
acknowledge, do hereby give grant sell and convey unto
the said Zachariah Hildreth a certain peace of Land lying
in Townsend afores^d containing about seven acres
and one quarter of an acre of land, be the same more or
less, bounded as follows, begining at a stake and stones
the Southeast corner of land belonging to Simeon Green
then runing westerly on said Greens land about forty
four poles to a stake and stones the southeast corner
of said Green's land, then southerly about twenty five
poles and Hildreths own land to a Read oak tree in or
near Lieut. Lemuel Petts line then easterly on s^d land
about forty three poles to a corner in s^d Petts line then
northerly to the bounds first mentioned. To have
and to hold the aforegranted premises to the said Zach-

Zachariah Hildreth his heirs and assigns to his and
their use and behoof forever. And I do covenant with the said
Zachariah Hildreth and his heirs and assigns that I
am lawfully seized in fee of the aforegranted premises
that they are free of all incumbrances, that I have good
right to sell and convey the same to the said Zachariah
Hildreth as aboves^d. And that I will warrant and
defend the same premises to the said Zachariah Hildreth
and his heirs and assigns forever against the lawful
claims and demands of all persons. In witness whereof
I the said Jacob Batchelor have hereunto set my hand
and seal this second day of Sept^r in the year of our
Lord One thousand seven hundred and ninety seven.

Jacob Batchelor acknowledged the above instrument

This deed is for seven and a quarter acres of land in Townsend, adjacent to land owned by Simeon Green, Lemuel Petts and Zachariah Hildreth. Zachariah paid 29 dollars in 1797 for this piece of land, which measures 44 poles (726 feet) in one dimension (easterly and westerly), and 25 rods (412.5 feet) northerly and southerly, in a rectangular shape. Interestingly, those measurements give 6.875 acres.
Zachariah Hildreth (1754-1829) "gentleman" is my 4th great-grandfather, who married Elizabeth Keyes (Hannah Sawtell (1759-1793) in Townsend, Massachusetts in 1777. I am descended from their son, Zachariah Hildreth (1783-1857) who married Hannah Sawtell (1789-1857 in 1810.
