Amanuensis Monday -- 1814 Deed of Luke Church Selling 49 Acres of Land in Hubbardston, Massachusetts to Benjamin Seaver

  This week's document for transcription is the 1814 land deed record for Luke Church, yeoman of Hubbardston, Massachusetts, selling 49 acres of land in Hubbardston, Massachusetts for $246 to Benjamin Seaver, yeoman of Westminster:

Know all Men by these presents that I Luke Church of Hubbards-

ton in the County of Worcester Yeoman - In consideration of two hun-

dred & forty six dollars paid by me by Benjamin Seaver of Westminster in

said County yeoman - the receipt whereof I do hereby acknowledge do here-

by give grant sell and convey unto the said Benjamin Seaver his heirs and

assigns - A certain tract or parcel of land situate in said Hubbardston

being part of Great Farm N'o. 7, beginning at the Northerly corner on

Templeton line and running North 56° East eight three rods to a stake

and stones by land owned by one Abijah Hinds thence south thirty

eight and a half degrees East ninety eight rods on land owned by said

Hinds to a stake and stones thence South 59° West eighty six rods to a

stake and stones by land owned by one Joel Pollard thence North 40° 

West to the first mentioned bounds containing by estimation forty nine

Acres & one fourth of an Acre be the same more or less.

To have and to hold the same with the privileges and appur-

tenances thereto belonging to said Benjamin Seaver his heirs and

assigns to his and their use and behoof forever and I do covenant

with the said Benjamin Seaver his heirs and assigns that I am

lawfully seized in fee of the premises that they are free of all incum-

brances and that I will warrant and defend the same to the said

Benjamin Seaver his heirs and assigns forever against the lawful

claims & demands of all persons.  In witness whereof I the said Luke

Church have hereunto set my hand and seal this third day of Decem-

ber in the year of our Lord one thousand eight hundred & fourteen.

This deed is for a 49 acre parcel of land in Hubbardston, which was part of Great Farm #7 in Hubbardston, bordering on Templeton line.  Benjamin Seaver paid $246 for the land.

Benjamin Seaver (1757-1816) of Westminster, Massachusetts married  Martha (Whitney) Seaver (1764-1832) in 1783, and they had ten children between 1784 and 1812.  

Benjamin Seaver (1757-1816) and Martha Whitney (1764-1832) are my 4th great-grandparents, and Benjamin Seaver (1791-1825) and Abigail Gates (1797-1867) are my 3rd great-grandparents through their son Isaac Seaver (1823-1901).
