Amanuensis Monday -- 1740 Mortgage Deed of Robert and Eunice Sever of Framingham, Mass. Selling Land to Directors of the Manufactory Company

 This week's document for transcription is the 1740 mortgage deed record for Robert Sever, bricklayer, and his wife Eunice Sever of Framingham selling a 100 acre parcel of land in Framingham and a 5 acre tract of meadow land in Sudbury, Middlesex County, Massachusetts to the Directors of the Manufactory Company for 75 pounds.

To all People to whom these Presents shall come Robert
Sever of Framingham in the County of Middlesex in the Province of the Mas-
sachusetts Bay in New England Bricklayer and Eunice his wife send Greet-
ing.  Know ye that the said Robert Sever and Eunice his wife in consideration
of Seventy five pounds in bills of Credit called Manufactory bills this day rec-
eived of Robert Auchmuty of Roxbury Esq'r Samuel Adams and William Stod-
dard of Boston, Esqrs Peter Chardon of Boston merchant Samuel Watts of Chelsea
Esq'rs all in the County of Suffolk George Leonard of Norton in the County of
Bristol Esq'r Rboert Hale of Beverly Esq'r John Choate of Ipswich Esq'r and Tho-
mas Cheever of Lynn Gentleman all in the County of Essex, Directors of the Ma-
nufactory Company (so called) by the said Robert Sever per his share as a
Partner in said Company, do hereby give grant bargain sell convey and confirm
to them the said Robert Auchmuty Samuel Adams William Stoddard Peter
Chardon Samuel Watts George Leonard Robert Hale John  Choate and Thomas
Cheever all that certain peice or parcel of land situate in Framingham afore-
said containing one hundred acres bounded as follows viz't.  beginning at a white
oak tree marked being the Southeasterly Corner thence Southeasterly & bounding
Southwesterly on Hezekiah Stones land thence Northwardly and bounding Eas-
terly on Thomas Frost's land till it comes to a notched black oak the mark
being the northeasterly Corner bounded Northerly partly on land of Na-
thaniel Gibbs and partly on land of Ebenezer Boutal and James Boutal
to a nothched black oak tree marked thence Southerly and bounding westerly
on the land of John Winch to a stake and heap of stones the most South-
wardly corner and then turning and bounding Southwardly on the land of Chris-
topher Nixon to a white oak tree marked thence to the bounds first mentioned
being Mowing Plow and Pasture land, also a peice of Meadow lying in Sudbury
in said County of Middlesex containing five acres bounded Easterly on Elisha
How Westerly on cornet Joseph Parmenter northerly on Paul Brentnal Sou-
therly on Lannum Brook or however otherwise bounded or reputed to be bound-
ed together with the Rights ????? Houses outhouses Barns Edifices

Buildings Stonewalls Fences Ways Passages Waters Watercourses Profits Privileges
Improvements and appurtenances whatsoever to the said granted Premises belonging
or in any wise appertaining and the Remainders and Reversions of the same.
To have and to hold the messuage Lands and Tenements aforesaid with the
appurtenances Remainders and Reversions thereof to them the said Robert Auch-
muty Samuel Adams William Stoddard Peter Chardon Samuel Watts George
Leonard Robert Hale John Choate and Thomas Cheever their heirs and assigns
forever and the said Robert Sever for himself his heirs Executors and Assigns
do hereby covenant with the said Robert Auchmuty Samuel Adams Willi-
am Stoddard  Peter Chardon Samuel Watts George Leonard Robert Hale
John Choate and Thomas Cheever their heirs and assigns that he the said Ro-
bert Sever is the sole owner of the Premises lawfully seized thereof in his
own Right as of his Inheritance free of all Incumbrances and have good 
Riht to dispose thereof as above and the said Robert Sever and his heirs
shall warrant and forever defend the messuage Lands and Tenements aforesaid
with the appurtenances to them the said Robert Auchmuty Samuel Adams
William Stoddard Peter Chardon Samuel Watts George Leonard Robert Hale
John Choate and Thomas Cheever their heirs and assigns against all Persons
whatsoever Provided nevertheless that if the said Robert Sever his heirs Ex-
ecutors or Administrators shall at the expiration of every year from this
date annually during the space of twenty years pay to the said Robert
Auchmuty Samuel Adams William Stoddard Peter Chardon Samuel Watts
George Leonard Robert Hale John Choate and Thomas Cheever ???? in the
hundred of the Principal Sum now received and three per Cent Interest for
the principal enjoyed in Manufactory Bills as aforesaid or in merchantable Hemp
Flax Cordage Bar Iron Cast Iron Linens Copper Tanned Leather Flaxseed Bees-
wac Bayberry wax Sail cloth Canvas Nails Tallow Lumber ???? Shingles
Staves Hoops white pine boards white oak Planks white oak Board & Ship
timbers Barrel ???? Barrel Forks oil whale bone or Cord wood of the Manu-
factures or Product of the Province foresaid or Logwood at such Prices as the
Directors shall Judge they payd for in lawful money at six shillings and eight
pence per ounce with one per Cent advance thereon at the respective times of
Payment then this Deed to be void or in part or unperformed by the Span of
one month after the time above set for it then to remain in full force and
vertue.  In witness whereof the said Robert Sever and Eunice his wife
have hereunto set their hands and seals this ninth day of September anno-
Domini one thousand seven hundred and forty and in the fourteenth year
of the Reign of our Sovereign Lord George the Second by the Grace of God
King et'c.  Robert Sever and seal  Eunice Sever her mark + and seal.
Signed sealed and delivered in presence of Meh'e Foxcroft Fra. Foxcroft
Received the day and year last abovewritten.  The sum of Seventy five pounds
being the full consideration mentioned in the foregoing Instrument by me
Robert Sever.  Midd'sx Camb. Oct'o 22 1740 Robert and Eunice Sever person-
ally appearing owned this Instrument to be their voluntary act and Deed.

This deed is for a tract of 100 acres of land in Framingham and 5 acres of meadow land in Sudbury, Middlesex County  that Robert Sever received by inheritance (executed 9 September 1740 and  recorded on 22 October 1740).  This is a mortgage deed wherein Robert Sever agrees to pay back the principal of 75 pounds with interest over 20 years to the Directors of the Manufactory Company in Massachusetts.  Robert could make the mortgage payments in a variety of products.  

Robert Sever (1702-1752) was the son of Joseph and Mary (Read) Sever of Framingham,  Massachusetts.  He married Eunice Rayment (1707-1772) on 2 September 1726 in Boston, and they had nine children.  Robert and Eunice (Rayment) Sever are my 6th great-grandparents through their son Norman Seaver (1734-1787).
