Amanuensis Monday -- 1779 Deed of Simon Gates from Samuel Conant Jr. in Worcester County, Massachusetts

This week's document for Amanuensis Monday is a 1779 deed of  Simon Gates, yeoman of Westminster, buying land in Westminster, Massachusetts from Samuel Conant Jr., yeoman of Stow, in the Worcester County, Massachusetts Land Records:

Conant Sam^l Jr to Simon Gates

Know All Men by these Presents that I Samuel Conant J^r of Stow in the 
County of Middlesex and State of Massachusetts Bay in New England
yeoman for and in consideration of the sum of five hundred & seventy
pounds lawful money paid to me by Simon Gates of Westminster in
the County of Worcester and State aforesaid yeoman the receipt
whereof I do hereby Acknowledge myself full satisfied and paid
for, do hereby give grant sell and convey unto him the said Simon
Gates his Heirs and Assigns forever a certain tract of land containing
thirty Acres excepting what may be taken for a Road across said land
lying in the Northwesterly part of said Westminster it being the North
end of a lot of land I bought of David Osgood, it being part of a second
division lot originally drawn from the house lot No. 4 and bounded
as on the Proprietors Records of Westminster and is part of lot N^o. 30.
To Have and to hold the said granted and bargained premises
with all the Appurtenances thereunto belonging unto him the said
Simon Gates his Heirs and Assigns forever.  And I do covenant with the said
Simon his Heirs and Assigns that I am lawfully seized in fee of the premises
that they are free of all incumbrances and that I have good right to sell
and convey the same as aforesaid and that I will warrant and defend
the same to the said Simon Gates his Heirs and Assigns forever against
the lawful claims and demands of all Persons.  In Witness whereof I
have hereunto set my hand and seal this third Day of October AD one
thousand seven hundred Seventy and nine.

This deed is for a tract of 30 acres of land in Westminster, Massachusetts being part of Lot 30 of the Second Division of Westminster. Simon Gates paid 570 pounds for this lot in 1779.  This deed was recorded in 1794.  Although the deed says the land was in the northwestern part of the town of Westminster, the land was located in the present town of Gardner (west of Westminster) where Simon Gates had other holdings.Simon Gates (1739-1803), son of Amos and Mary (Hubbard) Gates, who married Susanna Reed (1745-1833) in 1766, is my 5th great-grandfather.  I am descended from their son, Nathan Gates (1767-1830) who married Abigail Knowlton (1774-1855) in 1790.
