Amanuensis Monday -- 1823 Deed of Benjamin Seaver Selling Land in Westminster, Massachusetts to Isaac Seaver

 This week's document for transcription is the 1823 land deed record for Benjamin Seaver, yeoman of Westminster, selling land in Westminster, Massachusetts to Isaac Sever, yeoman of Gardner, Massachusetts for $780:

The transcription of this deed is (starting near the top of page 153 (right-hand page of first image):

Know all men by these presents that I Benjamin Seaver of Westminster in the
County of Worcester and Commonwealth of of Massachusetts yeoman for and in consid-
eration of seven hundred and eighty dollars paid me by Isaac Seaver of West-
minster aforesaid yeoman the receipt whereof I do hereby acknowledge do hereby
give grant sell and convey to the said Isaac Seaver his heirs and assigns a certain
tract and parcel of land lying in the Northerly part of Westminster aforesaid and
bounded as follows viz. beginning at a stake and stones on a town road running
S. 48.20 W. by land of Merari Spaulding forty four rods ten links to a stake and
stones from thence on land of the heirs of Jabez Farebank N. 40 W. ninety two rods
eighteen links to a stake and stones from thence on land of John Jackson and Asa
W. Rand N. 80 E. twenty nine rods to a stake and stones from thence on said
Rand's land N. 11 W. forty six rods thirteen links to a stake and stones from thence on
said Rand's land S. 89 W. eleven rods twelve links to a stake & stones from thence on land
of John Jackson S. 57 W. seven rods and seven links to a stake and stones from thence on land
of Caleb Witherbee N. 2-1/2 W. seven rods six links to a stake and stones from thence by
land of Daniel Howe John Jackson and Hannah Whitney N. 81-1/2 E. eighty two
rods thirteen links to a town road from thence on said town road fifty rods to
the first mentioned bound together with all the privileges and appurtenances
thereunto belonging.   To have and to hold the same to the said Isaac
Seaver his heirs and assigns to his and their use and behoof forever and I do cove-
nant with the said Isaac Seaver his heirs and assigns that I am lawfully seized
in fee of the aforegranted premises that they are free of all incumbrances and
that I will warrant and defend the same to the said Isaac Seaver his heirs and
assigns forever against the lawful claims and demands of all persons.

In witness whereof I have hereunto set my hand and seal this nineteenth
day of April in the year of our Lord one thousand eight hundred and twenty three.

This deed is for a parcel of land in the northern part of Westminster, Massachusetts with irregular boundaries, one of which is a town road.  This land may have been part of Benjamin Seaver's (1791-1825) inheritance from his father, Benjamin Seaver (1757-1816).  

Benjamin Seaver (1791-1825) of Westminster married Abigail Gates (1797-1867) in 1817, the daughter of Nathan and Abigail (Knowlton) Gates of Gardner.  They had four children.  Isaac Seaver (1802-1870) was Benjamin Seaver's brother who probably lived with Benjamin Seaver's family, and their mother, in 1823, when he turned 21.  After Benjamin died in 1825, and Benjamin and Isaac's mother, Martha (Whitney) Seaver (1764-1832) died in 1832, Abigail (Gates) Seaver married Isaac Seaver (1802-1870) in 1832 as her second husband, and they had two children.  

 Benjamin Seaver (1791-1825) and Abigail Gates (1797-1867) are my 3rd great-grandparents through their son Isaac Seaver (1823-1901).
