Amanuensis Monday -- 1790 Deed of Simon Gates to William Cogswell in Middlesex County, Massachusetts

This week's document for Amanuensis Monday is a 1790 deed of  Simon Gates, yeoman of Gardner, selling land in Marlborough, Massachusetts to William Cogswell of Marlborough in the Middlesex County, Massachusetts Land Records:

Know all Men by these Presents that I Simon Gates of Gardner in
the County of Worcester & Commonwealth of Massachusetts Yeoman for and
In Consideration of the sum of Ninety pounds lawfull Money paid
by William Cogswell of Marlborough in the County of Middlesex & Common-
wealth aforesaid the receipt whereof I do hereby acknowledge & for diverse
and good Causes & Considerations hereunto me????ng do for myself & my he-
irs ^remise^ release, sell, & forever Quit Claim unto the said William Cogswell his
heirs or assigns all my right, title, Interest use ?????? Claim & demand
????????? in a Certain part or a parcel of land lying & being in the north-
erly part of said Marlborough which was formerly the estate of Nath-
an Read & which is mortgaged to me by Jonathan Bruce of s^d Marl-
borough in the County of Middlesex afores^d dated
the twenty forth day of January 1788 the bounds the priviledges is more
fully set forth in said mortgaged Deed reference thereunto being had in
????? buildings together with all the estate Right title Interest and 
Property Claim & Demand whatsoever of the said farm or parcel of Land
which I now have is at any time heretofore had as in ??? the before-men-
tioned Premises with the appurtenances unto any part thereof or which at
any time heretofore has been held and occupied or enjoyed as part or
parcel of the Same.  To have and to hold all the afore granted & bargained
premises with the appurtenances to him the said William Cogswell heirs
& assigns forever with the Reversion & Reversions Remainder & Remainders 
thereof or any part or parcel thereof forever so that neither I the said Simon
Gates nor my heirs nor any other person or persons claiming from or under
one or them or in the Name right or ???? of me or them & all or with
by any way or Means have claim Challenge or Demands any estate Right
Title or Interest of in & to the aforesaid premises with the appurtenances or
any part or parcel thereof forever.  In witness whereof I the said Simon Gates

and Susanna his wife have hereunto set my hand & Seal this thirtieth Day
of January in the year of our Lord one thousand Seven hundred & ninety

This 1790 deed of Simon Gates of Gardner, with his wife Susanna (Reed) Gates, sells land in Marlborough to William Cogswell.  In 1788, Simon Gates obtained this 90 acres of land in a mortgage deed from Jonathan Bruce for 90 pounds payable in three years.  Before the three years are up, William Cogswell buys the land from Simon Gates in this deed.  The next deed in the record book is William Cogswell selling the land back to Jonathan Bruce for 180 pounds.  

Apparently, this land was part of the estate of Nathan Reed (1719-1802), who must have sold the land to Jonathan Bruce.  Simon Gates' wife, Susanna (Reed) Gates, was Nathan Reed's daughter and only heir.

Unfortunately, the registrar's writing is light in places on the deed and I cannot discern several words in this deed.

Simon Gates (1739-1803), son of Amos and Mary (Hubbard) Gates, who married Susanna Reed (1745-1833) in 1766, is my 5th great-grandfather.  I am descended from their son, Nathan Gates (1767-1830) who married Abigail Knowlton (1774-1855) in 1790.
