Amanuensis Monday -- 1839 Deed of Zachariah Hildreth to Aaron Hildreth in Townsend, Massachusetts

This week's document for Amanuensis Monday is the 1839 deed of  Aaron Hildreth buying land from Zachariah Hildreth of Townsend in the Middlesex County, Massachusetts Land Records:

          Know all men by these Presents that

I Zachariah Hildreth of Townsend in the County of Middlesex
yeoman, in consideration of six hundred & fifty dollars to
me paid by Aaron Hildreth of said Townsend yeoman, the
receipt whereof I do hereby acknowledge, do hereby give
grant, sell and convey unto the said Aaron Hildreth his
heirs & assigns forever a certain tract of land situate in
the southerly part of said Townsend bounded beginning
at the Squanicook river so called at a stake & stones near
the Kidder Bridge so called, thence westerly on the rad
leading from Townsend Meeting House to Babary Hill so
called to a corner of A.S. French's land, thence southerly
on said French's land about seven rods to a stake & stones
at a corner of Jonas Farmer's land, thence still southerly
on said Farmer's land to an old Town road to a stake &
stones near an Elm tree, thence easterly about forty
rods on said old Town road to land of Zachariah
Hildreth to a stake & stones thence south across said
old road about two rods to William Pratt's land, thence
south 83° east bounded on said Pratt's land about
eighty six rods until it comes to a line of the School
Lot, thence southerly by land formerly owned by heirs of
Benannuel Pratt about twelve rods to a stake & stones,
thence southeasterly by land of Elisha Conant to a stake
& stones in a line of land owned by said Z. Hildreth
the length of line being about forty five rods, thence
northerly in a straight line in the direction of the line
that separates land this day conveyed by me to James
Hildreth from land of said Conant and to a stake &
stones on the bank of the aforesaid river & bounding
easterly on land conveyed to said James, thence westerly
by said river as it now runs to the bound first men-
tioned.  Also a certain other piece of land situate in
the southerly part of said Townsend on Babary Hill
so called bounded beginning at the southwesterly corner
of the premises at a stake & stones on land of Archelaus
Adams thence North 30° east sixty five rods by land
of said Adams & land of Joseph Walker to a stake &
stones thence south 60° east nineteen rods & 17-1/2 links by
land of Samuel Scales to a stake & stones, thence south
30° west sixty five rods by land of James Hildreth to a

stake & stones thence north 60° west nineteen rods & 17-1/2
links to the bound first mentioned; reserving the crop now
growing on the aforedescribed premises.  To Have and to
Hold the aforegranted premises to the said Aaron Hildreth
his heirs and assigns to his & their use and behoof forever.
And I do covenant with the said Aaron Hildreth his heirs
and assigns that I am lawfully seized in fee of the afore-
granted premises, that they are free of all incumbrances,
that I have good right to convey the same to the said
Aaron Hildreth and that I will covenant and defend
the same premises to the said Aaron Hildreth his heirs
and assigns forever against the lawful claims and demands 
of all persons.  In witness whereof, I the said Zachariah
Hildreth & I Hannah Hildreth wife of said Zachariah
Hildreth in token & for the purpose of releasing all my
right to dower in the aforedescribed premises have hereunto
set our hands and seals this tenth day of June in the
year of our Lord one thousand eight hundred and thirty
nine.  Zachariah Hildreth {seal} Hannah Hildreth {seal}
Signed, sealed and delivered in the presence of Daniel 
Giles, F.A. Worcester, Middlesex, ss. June 10, 1839.  Then the 
abovenamed Zachariah Hildreth acknowledged the above
instrument to be his free act and deed.  Before me,
F.A. Worcester, Justice of the Peace.

In this deed, Zachariah Hildreth and his wife Hannah sell two tracts of land in Townsend to Aaron Hildreth for $650 on 10 June 1839 1847.  Aaron Hildreth is a son of Zachariah and Hannah Hildreth.  This deed was previously recorded in Volume 382, page 311 of the Middlesex County Deeds, and transcribed in 
Amanuensis Monday - 1839 Deed of Zachariah Hildreth to Aaron Hildreth in Townsend, Mass. 

Zachariah Hildreth (1783-1857), who married Hannah Sawtell (1789-1857) in 1810, is my third great-grandfather.  I am descended from their son, Edward Hildreth (1831-1899) who married Sophia Newton  (1834-1923) in 1852.
