Amanuensis Monday -- 1815 Deed of Philip and Mary Row Selling Land to Jonathan Potter in Hunterdon County, New Jersey

Philip Row                 } This Indenture made the Eleventh day of May in
 and wife                     } the year of our Lord eighteen hundred and fifteen, Between
      To                          } Philip Row and Mary his wife of the Township of Tewksbury in 
Col. Jonathan Potter } the County of Hunterdon and State of New Jersey of the one part 
and Jonathan Potter of the Township of Tewksbury in the County of Hunterdon 
and State of New Jersey of the other part. Witnesseth that the said Philip
Row and Mary his wife for and in consideration of the sum of five hundred 
eighty one Dollars good and lawful money of the United States to them in hand 
well and truly paid by the said Jonathan Potter at and before the sealing and 
delivery of these presents the receipt hereof is hereby acknowledged and the 
said Philip Row and Mary his wife therewith fully satisfied contented and 
paid, have granted, bargained, and sold, aliened, enfeoffed, conveyed and 
confirmed and by these presents do grant, bargain, sell, alien, Enfeoff, convey and 
confirm unto the said Jonathan Potter and to his heirs and assigns forever all 
Those two tracts or parcels of land and premises hereinafter particularly described
situate, lying and being in the Township of Tewksbury in the County of Hunterdon
and State of New Jersey and is butted and bounded as follows . Beginning in the
middle of the Mouth of Mill book west side of Lamington River the same is a corner
of the said Jonathan Potters land by his line up sd brook north fifty six degrees
and fifteen minutes west three chain and fifty eight links south side of sd brook

Then (2) north sixty two degrees and fifteen minutes west four chains and 
seven links thence (3) north twenty seven degrs and fifteen minutes west 
thirty five links to a stake and stones, thence (4) south forty three degrs 
west four chains and twenty eight links to a stone heap in the fence 
on the bank thence (5) north forty nine degrs west five chains and ninety 
two links to a stone heap , thence (6) south twenty degs west eleven chains
and forty six links to a stone heap in Aaron Suttons line by his line (7)
south seventy eight degs east ninety four links to a Hickory tree (8) south 
Thirty minutes east four chains and seventy links to a stone Heap John 
Mc Kinstrys corner by this line (9) eighty eight degs east fifteen Chains 
and nine links to sd river , thence up the same the several courses thereof
to the place of beginning ; containing twenty one and a quarter acres strict
measure. Also another survey made between the same Sept the twenty 
eighth in the same year for a small piece of land, Beginning at the north 
east corner of the former one and running by said Potters line (1) north twenty 
seven degs and fifteen minutes west five chains and seventy one links to an 
ash stump on the west side of sd brook and by the same (2) south seventy five 
degs west one chain and sixteen links to a hickory sapling thence (3) south 
Thirty six degs and thirty minutes east six chains and twenty seven links 
to the beginning, containing thirty two and a half hundred of an acre.
Together with all and singular the profits, privileges and advantages with 
the appurtenances to the same belonging or in anywise appertaining, 
also all the estate, right, title, interest, property, claim and demand what- 
soever of the said Philip Row and Mary his sd wife, of in and to the same, 
and of , in and to every part and parcel thereof To have and to hold all and
singular the above described tract or lot of land and premises with the 
appurtenances , unto the said Jonathan Potter his heirs and assigns to the 
only proper use benefit and behoof of the said Jonathan Potter his heirs 
and assigns forever , and the said Philip Row doth for himself his heirs 
Executors and administrators covenant and grant to and with the said 
Jonathan Potter his heirs and assigns , that they the said Philip Row and 
Mary his wife are the true, lawful and right owners of all and singular
the above described land and premises and of every part and parcel thereof 
and are now Lawfully seized and possessed of the same as a good perfect 
and absolute estate of inheritance in be simple , and that the same 
Land and premises , or any part thereof at the time of Sealing and delivery 
of these presents are not incumbered by any mortgage, Judgment, Dower 
recognizance, or limitation, or by any incumbrance whatsoever, by 
which the title of the said Jonathan Potter his heirs or assigns hereby
made for the above described land or premises , can or may be changed 
charged, altered or defeated, in anyway whatever; and also that the 
said Philip Row and Mary his wife now have good right, full power and 
lawful authority to grant, bargain, sell and county the said land and 
premises in manner aforesaid and also that they will warrant secure 
and forever Defend, the said land and premises unto 
the said Jonathan Potter his heirs and assigns forever against the lawful 
claims and demands of all and every person and persons freely and clearly

freed and discharged of and from all manner of incumbrances whatsoever, In 
Witness Whereof, the said Philip Row and Mary his wife have hereunto et their
hands and seals the day and year first above written.

State of New Jersey.  Philip Row and Mary his wife came before me, Jacob Kline 
one of the Judges of the Court, of Common Pleas for the County of Hunterdon and 
severally acknowledged that they had executed and delivered the within deed   
for the uses and purposes therein expressed, and the said Mary being examined 
by me apart from her has and work she had executed and delivered the within 
Deed freely without fear, threats or constraint of her husband.  Taken before 
me this 11th day of October A. D . 1815. }

In this deed, Philip and Mary Row sold two tracts of land (21.25 acres and 0.32 acres) on the Lamington River in Tewksbury, Hunterdon County, New Jersey to his neighbor, Jonathan Potter for $581.  

Philip Row (1752-1817) was born about 1752, probably in New Jersey, the son of unknown (to me) parents.  He married Mary Smith (1750-1843) on 9 July 1772 in Hunterdon County, New Jersey.  Mary was the daughter of unknown(to me) psrents.  They had eight children.

Philip and Mary (Smith) Row are my 4th great-grandparents, through their daughter Anna Row (1787-1860) who married John Auble (1780-1831) in about 1804 in Hunterdon County, New Jersey.
