Amanuensis Monday -- 1845 Deed of Isaac and Rosanna Lanfear to Philander and Jesse Smith for Land in Jefferson County, New York

THIS INDENTURE, MADE THE third DAY OF May 
in the year  one thousand eight hundred and forty five Between Isaac Lanfear 
& Rosanna his wife of the town of Lorraine County of Jefferson & State of New York 
of the first part , and Philander & Jesse W. Smith of the same place 
of the second part , Witnesseth , That the said parties of the first part in consideration 
of the sum of Eight hundred 
Dollars , lawful money of the United States of America paid to them by the said parties of the second part the 
receipt whereof is hereby acknowledged , have granted , bargained , sold , released and confirmed , and
by these presents do 
grant , bargain , sell , release and confirm to the said parties of the second part his heirs and assigns , that certain piece or 
parcel of land situate lying & being in the town of Lorraine N'o one County of Jefferson 
& State of New York known & distinguished as part of lot N'o Thirty six in township N'o one 
aforesaid & is bounded as follows viz : Beginning at a stake standing in the North line 
of said lot No. 36 & thirteen chains & eighty two links east from the northwest corner thereof 
& running thence East Seventeen chains & sixty seven links along the lot line to a stake 
thence South twenty eight chains & thirty links to the centre of the road thence west along 
the centre of said road seventeen chains & sixty seven links thence North twenty eight chains 
& thirty links to the place of Beginning Containing fifty acres land. - Also all that other 
certain piece or parcel of land situate lying & being in the town of Lorraine aforesaid 
& being a part of lot No. 35 in said town & bounded as follows viz : Beginning at a stake 
standing on the South line of said lot N'o 35 & twenty two chains thirty east of the South-
west comer thereof & runs from thence north along the east line of fifty acres land owned 
in the year 1820 by Aaron Brown twenty two chains & thirty eight links to the Northeast corner thereof
 thence North 84° East along the centre of the road five chains & fifteen links to a stake thence south twenty two chains & 
ninety links to the South line of said lot thence west on said line five chains & Eleven links to the place of Beginning 
Containing Eleven acres fifty one rods be the same more or less
Together with the heraditaments and appurtenances and all the estate, right, title and interest of them the said parties of the 
first part , of , in , or to the same , and the reversion and remainders thereof . To have and to hold , all and singular , the said 
premises hereby granted to the said parties of the second part their heirs and assigns , to the proper use of the said parties of the 
second part , their heirs and assigns , forever : subject to the conditions and stipulations contained in the
Letters Patent whereby the 
lands were originally granted . And the said ---
parties of the first part , do hereby for themselves their heirs , executors and administrators , covenant with the 
said parties of the second part their heirs and assigns , that they the said parties of the first part immediately before 
the ensealing and delivery hereof were seized of the premises , of an estate in fee simple therein . Also , that they 
have power to sell and convey the same as hereby intended . Also , that the said parties of the second
partheir heirs and 
assigns shall quietly and peaceably hold and enjoy the same . Also that the same is free from  encumbrances 

And the said parties of the first part , and their heirs , the said premises to the said parties of the second part and their 
heirs , against all persons do and will warrant and defend forever , by these presents . 
In witness whereof the press of the first part have hereunto set first above written their hands and seals the day and year

SEALED AND DELIVERED IN PRESENCE OF     Rosanna x Lanfear 

Jefferson County ss.
                                  On the eleventh day of July in the year one thousand 
eight hundred and forty four Isaac Lanfear and Rosanna his wife whom 
I know to be the persons described in and who executed within conveyance personally
came before me and severally acknowledged that they executed the same the said
Rossanna on a private examination by and before me apart from her husband
acknowledged that she executed the said conveyance freely and without any fear 
or compulsion of her husband -- Luther Lamson Justice of the Peace

In this deed, Isaac and Rosanna Lanfear sold two tracts of land, with 50 acres and 11 acres respectively, in Lorraine town, Jefferson County, New York to Philander and Jesse Smith for $800.

Isaac Lanfear (1777-1851) was born in about 1777 in Hillsdale, Columbia County, New York, the son of Latham and Anna (Wilbur) Lanphere.  He married Rosina Lown (1781-1881) in 1809 in Claverack, Columbia County, New York.  They had 11 children. 

Isaac and Rosina (Lown) Lanfear are my 4th great-grandparents, through an unknown (to me) child who was a parent of my 2nd great-grandfather, Devier J. Lanfear Smith (1839-1894).
